Reserving a Property
The reservation is only binding once you have received our written confirmation and we have received your deposit payment of 25% (of the total rental price).This is non refundable. In the case of bookings taken less than 6 weeks before the date of arrival, the full balance plus refundable security/damage bond must be paid.

For winter lets the bond will be the equivalent to one months rent.
This is held to cover any breakages or damage to the villa. Should this deposit be inadequate to cover such damages, it is a condition of booking that you pay any additional monies due immediately following our notification. Deposits will be returned within 7 days of your departure date, with any deductions notified to your party leader prior to the reimbursement. If any of our terms and conditions are broken, we reserve the right to withhold the full security deposit.
Please ensure that your party leader reads the Terms & Conditions. The person who signs or ‘submits’ the booking form does so on behalf of all the members of the party and by doing so, agrees to accept terms and conditions of the reservation.
When making a reservation, we require your completed booking form as acceptance of our terms and conditions, along with your deposit payment of 25% of the total cost of the reservation. We accept payment by bank transfer or by our online payment system. All prices are in Euros.
The balance of your account must be paid no later than 6 weeks before your arrival date. If payment is not received by the due date we will consider your booking cancelled and will hold you liable for the cancellation charges detailed below.
We can only accept a cancellation in writing from the person who signed the booking form. Cancellations made prior to six weeks before arrival will incur a 25% charge, and the remainder of your monies, if any, will be refunded. Cancelling 41-30 days will incur 50% charge of the total rental price. Cancellation made within less than 29 days will incur a 100% charge.
Amendments by you
We will always do our best to help you with any necessary changes. However, any alterations made after your booking has been confirmed will incur administration charges of €25.00, this excludes the amendment of dates in their entirety.
Amendments by Exclusive Holiday Villas
In the unlikely event of Exclusive Holiday Villas having to alter your holiday due to circumstances beyond our control, we reserve the right to do so. We recognise that our reputation is dependent on our providing you with the best service on all aspects of your holiday and every effort will be made to keep any disruption to an absolute minimum. If the property you have rented is withdrawn for whatever reason, we will offer you an alternative villa with a refund of any difference in rental cost if applicable. If we are unable to offer you an alternative property we will refund the full cost of the villa rental. We will not be held responsible for any additional costs you incur in conjunction with the reservation (i.e. flights, car hire).
Exclusive Holiday Villas strongly advise that all clients obtain adequate travel & personal insurance cover and that all EU clients bring with them a valid EHIC (European Health Insurance Card) to entitle you to free emergency health care under Spain’s national health service.
Winter Let Payments
The minimum term is 2 months and the prices below are monthly excluding utility bills. Payment of rentals are as follows:
2 or 3 months – 25% deposit at the time of booking, balance plus security bond 6 weeks in advance. For periods of 4 – 6 months (with owner pre-approval) there are 3 payments, 25% deposit at the time of booking, 25% plus security bond 6 weeks in advance.
The remaining 50% is payable at the mid point of your stay.
Utility bills (electric, water, gas, Wifi) are not included in the rental price of the property if it is rented on a longer term (winter let basis) The utility bills will be capped per month and can be paid monthly in advance or upfront in total at the beginning of the let, if preferred. If the bills exceed the capped amount, the balance will be deducted from the security bond. Failing to make the monthly payments when due you will forfeit your security bond and Exclusive Holiday Villas reserve the right to terminate the contract with immediate effect and for the property to be vacated.
Your accommodation is available from 3pm on the day of your arrival and must be vacated by 10am on the day of departure. This time is needed to prepare the accommodation properly for incoming guests. However, if circumstances permit, these times may be altered, subject to pre-arrangement. Please note that all arrivals to the designated meeting point after 8.00pm are subject to a €20 surcharge.
The number of occupants must not exceed the maximum occupancy as stated on the Exclusive Holiday Villas booking form. If this is not observed, Exclusive Holiday Villas have the right to terminate your stay with immediate effect and withhold your security bond. On departure, please ensure that the property is left clean and tidy and all personal belongings, refuse/rubbish are removed.
Any belongings left in the property can be sent back to the guest by post, however, this is subject to a €20 fee, excluding the cost of the postage.
All beds will be prepared and towels provided for the maximum occupancy of the property. If your stay exceeds 10 days, an additional linen change can be arranged upon request. Guests staying one month or more will be supplied with a second set of linen on arrival.
All our properties are cleaned and prepared prior to your arrival . Additional cleaning services can be arranged at an extra cost of €15 per hour, which must be requested at the time of booking. We expect to receive the property in a reasonable condition following your stay. Excessive cleaning will be charged if the property is left in a mess internally or externally at €15 per hour. This cost will be notified in writing and deducted from the security bond.
Service & Price Guarantees
As part of our commitment to provide quality customer service, we guarantee that there will be no price alterations to your confirmed reservations. Be assured that you will only pay what has been confirmed to you in writing, even if charges have had to be increased after your time of booking and before your arrival. This includes all taxes, which may be levied by the local authorities.
However, we do reserve the right to vary our prices at any time without notice, it is therefore advisable to book well in advance in order to secure the best possible deal.
Swimming pools and gardens are maintained regularly whilst routine maintenance and repairs may have to be carried out from time to time. Should public services, such as water and electricity, fail, intermittently or otherwise, or problems occur with plumbing systems and mechanical equipment, we accept no liability but will do our utmost to rectify any problems as swiftly as possible.
It is inevitable that most resorts will expand and building work is occasionally unavoidable. Local authorities may grant permission to build/alter properties and roads without notice. Unfortunately such developments are beyond our control. However, if we are made aware of the situation and we consider it will significantly affect your holiday, we will advise you where possible.
All complaints must be reported to Exclusive Holiday Villas immediately & will be rectified where possible. If the complaint cannot be resolved during your stay it must be put in writing within 7 days of your return from your holiday. We will then do our utmost to resolve the matter.
All of our properties have WIFI, however in busy times we cannot guarantee the speed or the connectivity.
Smoking is not permitted inside in any of our properties.
Exclusive Holiday Villas cannot be held liable for any noise or disturbances arising outside the property boundary. We ask all clients to respect the “Spanish Siesta” (2-5pm) and keep the noise down during the night to respect neighbours.
We have a strict “no pets allowed” policy, unless otherwise agreed in writing.
We cannot guarantee the use of swimming pools outside of high/peak season.
On the day of your arrival, you will be met by one of our Exclusive Holiday Villas management team members, who will show you to your accommodation. Keys will then be left in your control and guests will be held responsible for these keys until the day of departure. If keys are lost (inc. pool keys) there will be a replacement charge of €45. If you find yourself locked out of the property, we will attend with a master key at the cost of €30.
All rubbish must be placed in the communal bins. Green or grey bins are for general waste, blue bins are for paper/cardboard and green bottle bins are distributed throughout the area.
Unless you have prior agreement by Exclusive Holiday Villas, departure must be by 10.00am. Please strip the beds which have been used and pile up in each bedroom along with used towels. Tidy the property, wash and put away all kitchen items.
Exclusive Holiday Villas cannot be held personally responsible for any death, injury, accidents, fire, break-ins or any other damage by whatever cause, unless it can be proved that it is due to the negligence of Exclusive Holiday Villas. Exclusive Holiday Villas can not be held personally responsible for any cuts to services such as water and electricity.
Exclusive Holiday Villas can not be held personally responsible for road conditions leading to the rental property. Parents are responsible for the safety of their own children whilst staying at all properties managed by Exclusive Holiday Villas.
Exclusive Holiday Villas cannot accept any liability due to parental negligence. Our maximum liability in any claim will be limited to the cost of your holiday rental as declared on the booking form.
Laws & Jurisdiction
By booking a holiday with Exclusive Holiday you agree to these terms and conditions of the contract and all matters arising from them and are subject to Spanish law and to the jurisdiction of the Almeria courts.
Standard terms and conditions will apply. The only concession regarding the virus (and any related variant) will be the opportunity to change the date of your booking if the original date cannot be met due to a “Lockdown” or because of the borders being closed. Please note the date of your booking can only be changed once.
